Unlike most direct buyers, we do not have any minimum size or age of property. We also have no problem with properties that need improvements.

Do you have to visit the property to make an offer?No, we can usually give our offer before seeing the property in person. Pictures and/or a video walkthrough is almost always enough for us to present a firm offer.

Do you buy as-is?Yes, we purchase properties as-is, meaning you don’t have to worry about repairs, renovations, or even cleaning before selling.

Do I need to use a realtor?No, part of our value is being able to cut out the 5-6% of the contract price that sellers normally pay when using a realtor. However, if you feel more comfortable being represented by your realtor, that is completely fine!

What happens after I sign the agreement?We will promptly forward the contract over to one of our local Title Companies and submit Earnest money. We will work with you to schedule any property visits we might need, and the Title Company will reach out about a week before closing to gather any information or documents they need from you. They will schedule your closing (either in person or virtual / mail-away) and that's it! We strive for our sellers to spend less than 5 hours of their time throughout the entire process.

Will I need to pay for anything during the process or at closing?No, there are no hidden fees or commissions. The price we agree on is exactly what you receive at closing. The only thing you are responsible for are any mortgages, liens, or taxes owed on the property, which the Title Company will help you find and pay off at closing.

Do I have to move the same day we close?We offer flexible closing options and can work with you to find a closing date that fits your needs. Many of our sellers are simultaneously buying another property, and our flexibility to move timelines to accomodate your new purchase is one of our biggest strengths. In some situations, we are able to offer post-occupancy to our sellers or their tenants in order to make the deal work.
